Please watch the video bellow:

The process of purchasing foreclosure real estate from the county court via auction has proven itself in the last couple of years as a very efficient method to purchase properties with substantial savings.
With the “subprime” mortgage crisis, a majority of homeowners were given no choice but to sign a deed in lieu of foreclosure to the mortgagees, or to "walk away" from their properties.  Consequently, lenders had to foreclose on their debt and sell the properties at substantially lower amounts to recoup their equity.

Dade county:

Pre-Foreclosed Properties 72,437
Foreclosed Properties 25,722

Broward county:
Pre-Foreclosed Properties 51,029
Foreclosed Properties 18,936

Palm Beach county:
Pre-Foreclosed Properties 32,904
Foreclosed Properties 9,583

OUR FINDINGS:
Compression of foreclosure sales in 2012 to 2013 with taking into account 6 months of transactions brings up interesting findings.
The total sales to third parties in 2012 were 14 % of total foreclosures.
The total sales to third parties in 2013 are 18.2% of the total foreclosures.
There is a rise of + 4 % of the total properties that a third-party wins.  This supports our market research and experience.

Buying A Foreclosure Property Can Be Very Rewarding On One Hand And Very Risky On The Other.
Our company had developed a system, a network and efficient processes about how to acquire the properties with higher yields and minimize risks.
We are conducting a full chain of title searches, property tax debt searches, property tax certificate holder search, WASA liens search , HOA debts if any, and a property visual exterior (sometimes interior as well).
Our company is already aware of all the restrictions and the obstacles, and we know what to be aware of.
WHAT WE BRING TO THE TABLE:

1. Experienced foreclosure purchasers.
2. Licensed real estate agents owners (???).
3. Excellent orientation to acquisitions as an investor “mind set”.
5. Reliable purchase with 100 % guaranteed title.
6. Professional analysis of the investment.
7. Hands on the product- we live and breathe our “farm “area.

FORECLOSURE PROCESS

Foreclosure Market Facts:
According to a new study from the foreclosure-tracking firm RealtyTrac, Florida was home to 8 of the country’s top 20 metropolitan areas for highest foreclosure rates in 2012.  By no small coincidence, 5 of the top 10 “Best Places to Buy Foreclosures in 2013″ also just so happen to be in Florida.  Topping the list of best places to buy foreclosures in 2013 was the Palm Bay-Melbourne-Titusville metro area in Florida with a total score of 394:  34 months’ supply of inventory, foreclosure sales representing 24 percent of all sales, average foreclosure discounts of 28 percent, and a 308 percent increase in foreclosure activity in 2012 compared to 2011.

How We Transforms Disadvantages To Advantages:

1.Market values are increasing: Banks put into action the market value increase = Disposal of bank supply via foreclosure sale at current value; compare to the last 5 years value.

2. Low interest rates:  Bank’s intention is to lend and borrower’s intention is to borrow – inter mediation exists.

3. Tight inventory for sale in current real estate market:  Banks have to release the properties for the market to react and for banks to re-lend. (Urban legend “shadow list” might reviling????????????????)

4. Foreign investor’s acquisitions:  The boom let in foreign purchase of U.S. residential property is apparently over.   Purchases by international buyers fell 17% last year, down approximately $14 billion from the previous year.

We believe that our recognition, knowledge and experience in our “farm” area will contribute major success to your foreclosure acquisitions experience.
